Charleston to hold seminars on Johns Island zoning

Series of workshops intended to build on existing development plan

Charleston will host a series of community planning workshops aimed at developing a new zoning code for Johns Island, which could determine how the portion of the island within the city limits is developed in coming years.

The Johns Island Smartcode Charette will build on the Johns Island Community Plan, which was developed during the past two years and was adopted by Charleston City Council.

The smartcode is essentially the zoning regulations that would be used to implement the Johns Island plan.

"Most zoning you see anywhere is standard suburban zoning with uniform zoning and a strict separation of uses," said Christopher Morgan, director of Charleston's Planning Division. "A smartcode looks at what is there now, what areas can be developed, and tailors zoning for the area.

"A smartcode is something that enables you to better preserve elements of the community that help define its character," he said.

The workshops start with an opening presentation at 6 p.m. Wednesday at the Berkeley Electric Cooperative's Johns Island district offices at 3351 Maybank Highway.

The remaining meetings are:
-- Hands-on community design workshop, 6-9 p.m. Thursday.
-- Community pin-up and review, 10-11:30 a.m. Saturday.
-- Closing presentation, 6-8 p.m. Monday.

"This is a real exciting opportunity for the city," Morgan said. "It's an opportunity for folks to learn about how a smartcode could work, and how it will affect properties on Johns Island, and what sorts of development could come out of it."
